Frequently Asked Questions
1. How do I obtain keys for the amenities at the Association?

The common area amenities are keyed with a security “Medeco” key. Every unit has been issued two numbered Medeco keys that run with the unit. Owners are responsible for transferring these keys to tenants or buyers of their property. Replacement keys will be provided for a fee.

The other key is the mailbox key. Once again this key should be provided by the owner to tenants and buyer. Replacement keys may be obtained from the Association for a fee.

 

2. Are there restrictions or procedures for home improvement projects?

Yes. Consult the Architectural Guidelines. Any exterior modification must be pre-approved by the Association, as well as interior modifications that affect load bearing walls or plumbing, HVAC, gas / fireplace or electrical systems. Many owners have done wonderful upgrades and remodels.

 

3. Are pets prohibited at the Association?

No. Owners may keep up to two domestic pets, one of which may be a dog. Dogs must remain under 20 lbs to be maintained at the property.

 

4. How are parking spaces distributed?

The garage parking spaces run with the units, they are not assigned by the Association. You may check with the Association office for specific space assignments. Each unit will have one or two spaces. The ample upper roadway parking is reserved for guests.

 

5. What are the amenities of the Association?

Marina Pacifica boasts access to the Marina and Marina Pacifica Shopping Center, 24/7 gate and patrol guards, six pools, six spas, natural lagoons, fitness room, saunas, two-story multi-purpose clubhouse and more! The clubhouse is available for homeowner reservation for private events.

 

6. How are move-ins and move-outs accomplished?

The on-site staff are here to help you plan your move. Contact the on-site office.

 

7. What are the monthly assessments and what do they cover?

The assessments are reviewed yearly and cover the operating and reserve expenses of the Association. The assessments vary and depend on the square footage of the units. There is also a separate “assignment fee” payable to the developer of the property.



Dues cover maintenance of the structures and common property, administration, landscaping, trash pick-up, property, liability, earthquake and flood insurance, some utilities and more.

 

8. Do the boat slips run with the units?

The boat slips do not run with the units, and are managed separately from the Association by The Lansdale Company. Their offices are at the Marina Pacifica Mall, their number is 562-498-3349

 

9. How is the Association governed?

The fundamental basis for governance of Marina Pacifica, like all common interest developments, is the governing documents, the CC&R's, By-laws, etc. The homeowner-composed Board of Directors provide strategic direction for the Association. Board members are unpaid volunteers elected by the community membership.
